David Kraus

Mr. Kraus’ practice includes real estate transactions and business transactions. He has represented institutional real estate investors and individual real estate investors and developers. He has also represented individual investors and operators in ongoing and start up business ventures. Mr. Kraus has negotiated and drafted purchase and sale agreements for shopping centers, office buildings, apartment buildings and single tenant properties. He has also negotiated purchases and sales of partnership interests and limited liability company interests in real estate holding entities. He has also negotiated financings and refinancings of real estate properties as well as negotiating and drafting development and redevelopment agreements, reciprocal easement agreements and CC&R’s. Mr. Kraus has also represented landlords and tenants in negotiating and drafting retail, office and industrial leases. In recent transactions, Mr. Kraus represented a national specialty retailer in negotiating leases in regional malls and outlet malls, a restaurant chain in negotiating leases in retail centers of various sizes and market strategies and a restaurant franchisee in negotiating leases in several shopping centers. Mr. Kraus has also represented parties in the formation and continuing representation of corporations, general partnerships, limited partnerships and limited liability companies in both the context of operating a business and for holding real estate investments.

Mr. Kraus obtained his Bachelor of Arts Degree in Economics from UCLA (summa cum laude) in 1978 and his JD from Stanford Law School in 1981.

Mr. Kraus was also a staff attorney for Bet Tzedek Legal Services in Los Angeles from 1995 to 1999.

Mr. Kraus has been admitted to practice in California since 1981 and is a resident of our Santa Monica office.
